Frequently Asked Questions
What is the role of a home or building inspector?
Your investment decision should be made with all the available facts and knowledge of the property. Our role as your building inspector is to provide you with a professional consultation service regarding the present condition of the major systems within a home, on the date of inspection. We provide an exceptionally detailed home inspection report focusing on the performance of the home. The report will describe the systems and components inspected, make recommendations, and provide information regarding potential impact if issues are not addressed.
What areas of the home do you typically inspect?
At Acute Inspections, we follow the Home Inspections Association of BC’s Scope of Inspection, in inspecting:
Exterior Systems
Roofing,Flashing,Penetrations and chimneys
Structural Systems
Plumbing Systems
Electrical Systems
Interior Systems
Heating, Ventilation and Cooling(HVAC) Systems
Fireplaces, and Solid Wood Burning Appliances
Insulation and Ventilation of Attics,Crawlspaces and Unfinished Basements
How long does a typical home inspection take?
At Acute Inspections, we understand that the duration of a typical home inspection may appear quite varied. However, when it comes to ensuring a thorough assessment of your property, rushing is not recommended. We advise our clients to allocate three (3) hours for these inspections. Trust Acute Inspections to provide comprehensive and meticulous evaluations of your potential investment.
What happens if you find issues during the home inspection?

If our trained inspectors uncover any issues during the home inspection process, rest assured that we will thoroughly assess and document them. We understand the importance of transparency and will provide you with a detailed report outlining the findings. Our goal is to equip you with the knowledge you need to make informed decisions about your future home. Trust Acute Inspections to guide you through any potential challenges and ensure that your dream home becomes a safe and sound investment.
Do I need to be present during the inspection?
At Acute Inspections, we understand that your time is valuable. It is not required or recommended for you to be present during the inspection. This is the time the inspector will focus on the property. Rest assured everything will be documented and pictures will be taken to help you see the property through the eyes of your inspector. We do recommend you meet the inspector on site near the end of the inspection to review our findings and answer your questions. Our experienced inspectors will guide you through the process, providing you with valuable information and peace of mind.
